Studio flat that's just 5ft wide goes on sale for £30,000 in Coventry

If you wanted to try out ‘tiny living’, this may just be the property for you.

Due to be auctioned for a guide price of £30,000, the West Midlands flat is actually an extension at the back of a house – and space is definitely at a premium here.

Measuring up at just 15ft by 7ft, the Coventry home is accessed through a tunnel lane between a row of terraced properties.

On opening the door, you’ll see that the studio combines a bedroom, living room, and kitchen in one, with a separate bathroom including a shower and toilet.

The current resident has managed to slot a double bed into one side of the multipurpose room, using the kitchen floor space for a wardrobe and small chest of drawers.

When it comes to the kitchen, it’s just as compact. There’s a small sink, two-ring hob, oven, and fridge, with an area for prepping and drying dishes – not unmanageable, but not exactly the ideal place for culinary wizardry.


The bathroom at the back of the home has a sink, toilet, and shower, and there’s also a shared garden that can add a little extra breathing room.

That said, the garden is in need of a little TLC, so it may be best for a green-fingered buyer who can tackle the overgrown weeds.

Currently tenanted at £425 a month, auctioneers say the property is a great ‘tenanted investment opportunity.’


This means, depending on the specific mortgage chosen, a potential landlord could make up to four times their mortgage repayments in rent; an attractive prospect for buyers, but a pretty terrifying one for renters.

Loveitts, the auctioneers managing the property’s sale, said: ‘The seller has arranged for the electricity supply from the main property to the studio flat to be separated prior to completion.

‘If however the split has not taken place prior to completion the seller will undertake to cover the cost of the separation as per the Legal Pack.’


Concerned social media users commented on the small size of the place, with one person calling it ‘thoroughly depressing’.

‘Who wants to see time passing in there? Better with a tally on the wall,’ another said. 

‘There was so much to depress me – the rubber mat draining board, the wall mounted sockets and the shower tomb.’ 

A third joked: ‘I love the floorplan, one bathroom and one everything else room.’

It’s far from palatial, but may provide a short-term home for someone in need. At the very least, there’s a garden to relax in if you start to feel claustrophobic.

The studio is due to be auctioned on Friday September 8, with a guide price of between £30,000 and £40,000.
